The housing market continues to show signs of improvement but the outlook is mixed, with the rental sector expected to be the most buoyant. House sales, mortgages approved and house prices have shown recent signs of improvement. However, confidence and affordability are the keys to a sustained housing market recovery and this can only happen within a positive, growing economy. The rental sector continues to grow, as the trend away from home ownership to rental continues. A national scheme to upgrade household heating systems to cut carbon, save money on fuel bills and sustain work for the heating industry has been launched by the Government. The rental market has stabilized after a period where the oversupply of properties from the depressed sales sector has put pressure on rents. According to ARLA, the industry body, the temporary influx of ‘accidental landlords’ who turn to rental because they cannot sell, has slowed, as the housing market has shown signs of stability. Rents as a result have started to stabilize and yields remain steady at around 5%. A shortage of supply is considered to be temporarily boosting the housing market but economic indicators and difficult mortgage conditions are expected to limit the speed of any recovery. However, the early signals are now in place for buy-to-let landlords to start investing, which should help fuel any recovery. ... Read full article.
